Residential REO

Orit Gadish and the Gadish properties team work with a number of financial institutions to dispose of their residential properties (1-4 units).  Determining the value of these properties based on comparable is critical.  The goal to price them such that they sell as quickly as possible, and at the same time maximize the return to our clients, in this declining market. 

Some of our REOs require substantial work, and therefore are more suitable for cash investors, others are in better shape and conventional or FHA buyers.

Unfinished construction

Orit Gadish and the Gadish Properties team work with a number of financial institutions to dispose of their unfinished construction properties.  Determining the value of unfinished construction is critical to the sale of these properties.  In many situations there are not many unfinished construction comparable, which makes the evaluation process more challenging. 

Unfinished constructions properties range from land with some or all foundations work completed all the way to 95% complete construction where some minor work is needed but a certificate of occupancy is not available.

It is common for unfinished construction REOs are sold at a discount to reflect the amount of work outstanding.

We send our contractors to provide initial services for our clients. These services include (1) a general sales clean (2) carpet shampoo where applicable (3) trashout (4) initial pool maintenance services where applicable.

Ongoing Services

We send our contractors to provide ongoing services which include (1) maid services where applicable (2) lawn services where applicable (3) snow cleaning services where applicable outside of Los Angeles.

Emergency Services

Our contractors are sent to handle emergency services such as (1) water damage due to burst pipes, roof leeks (2) downed trees following storms, and much more.
